Folk2Folk is a peer to peer lending platform for business loans and all of their loans are secured against UK land or property. Businesses can borrow from £50k - £5m over a term of 6 months to 5 years. 

Investors can invest over 3 different term lengths; the 'Rolling loan' which has a 6 months min – then rolling, 'Fixed 1 or 2' with an investment term of 1 or 2 years or the 'Fixed 3, 4 or 5' which has investment terms of 3, 4 or 5 years. With all investment terms, you can exit early by offering your loan for sale via Folk2Folk’s Marketplace (after 6 months from initial investment). The minimum investment amount on the Folk2Folk platform is £20,000.

There are no fees to enter into a Folk2Folk loan (with the exception of the IFISA where a 1% +VAT fee applies for the IFISA wrapper). There is a Pre-Signing Exit Fee of £100. A Connected Substitution Fee being an amount equal to the costs and expenses incurred by Folk2Folk which is likely not to exceed £395 plus VAT plus disbursements. Also a MarketPlace Listing Fee of £250 is charged. There is a MarketPlace Success Fee of 0.5% (less the listing fee) should you be successful in selling your loan parts. There is also an Exit Without Proper Notice Fee on Easy In/Easy Out loans of £395 plus any other expenses or costs incurred by Folk2Folk or the Borrower including but not limited to the Disbursements.
